Rightmove is launching a February marketing push aimed at increasing estate agency leads by encouraging prospective sellers to bring properties to market.

The property portal has crunched a decade of sales data – analysing millions of properties listed between 2014 and 2024 – and discovered that February listings have the highest success rate of any month. Properties going on the market this month have a 68.9% chance of finding a buyer, making it statistically the best time to sell.

Rightmove said the campaign is designed to prompt hesitant vendors to list, with the intention of boosting available stock for agents and driving higher lead volumes across the platform.

According to Rightmove, 68.9% of homes listed for sale in the month of February go onto successfully find a buyer.

January – when the market typically awakens after the Christmas lull – and March, the traditional spring selling season, tied for second place at 68.8% success rates.

Spring’s dominance continued with April in third (68.7%) and May fourth (67.7%), reinforcing the seasonal surge in buyer activity.

Even October, the weakest month on the calendar, delivered a 65.4% success rate – just 3.5 percentage points behind February’s peak. The narrow spread suggests that seller motivation and readiness matter more than rigid seasonal timing, though spring and early-year listings clearly hold an edge.

The research also found that January was the fastest month to secure a buyer, with listings finding one in an average of 47 days over the ten-year period. February followed at 48 days.

March recorded the highest overall activity: the most new listings, the most buyer searches, and the most sales agreed.

Rightmove’s Colleen Babcock said: “It’s a tight contest, but on average February is the best month to get your home sold, followed by further strong months during the upcoming and very important Spring home-moving season. Sellers who are yet to act but are considering a 2026 move might consider coming to market soon to take advantage of the increase in home-buyer activity.”
