Strettons has published the catalogue for its 19 February property auction, featuring 60 residential, mixed-use and commercial lots.

Telephone boxes in Canterbury 

The star lot is a 14,552 sq ft long-leasehold vacant commercial unit in Clerkenwell, central London, which has a guide price of £3.65m-plus.

Meanwhile, a portfolio of three vacant detached student accommodation properties in Middlesbrough, North Yorkshire, comprising 86 ensuite rooms and eight studio apartments and collectively generating an annual income of £513,756, is being guided at £3.2m-plus.

Residential opportunities include a freehold vacant three-bedroom terraced house in Ilford, east London, with a guide price of £320,000-plus, and a vacant four-bedroom semi-detached house in north London, guided at £540,000-plus.

Finally, the catalogue features a series of grade II-listed red telephone boxes in Canterbury, Guildford and Enfield, which offer potential for alternative uses, subject to consents, including advertising, coffee kiosks, ice cream stalls and florist shops. Guide prices range from £7,500 to £19,500-plus.

Strettons auction director Andrew Brown said: “We’re starting the year with a catalogue that reflects the depth and resilience of the auction market. From quirky, high-profile lots like the grade II-listed telephone boxes to substantial commercial and residential investments, there is something here for owner-occupiers, developers and investors alike.

“Buyer appetite has remained encouraging, and as we move through 2026, we expect well-priced, well-located assets to continue attracting strong interest.”
