Urban regeneration specialist Ballymore, in a joint venture (JV) with Penta Real Estate, has secured planning permission for the next 373-home phase of its £300m Brentford redevelopment scheme in west London.

It marks the second phase of The Brentford Project, which will reconnect Brentford’s high street with the waterfront.

Proposals span nearly 12 acres and include the delivery of new retail space, a cinema, a supermarket, community spaces and landscaped walkways along the River Brent.

Amenities delivered in the first phase include a new swimming pool, gym, lounge and concierge service, alongside 327 completed apartments.

Ballymore and Penta Real Estate formed a JV in December 2025, unveiling plans to deliver two residential schemes on the Isle of Dogs and Nine Elms, with a combined gross development value of £700m.

Pavel Streblov, UK managing director and board member at Penta Real Estate, said: “With phase two of The Brentford Project, we are adding another top-quality residential development to our London portfolio.

“Within the first few months of our co-operation with Ballymore, we have already announced that we will jointly deliver more than 1,000 much-needed homes for London. We have conviction in our timing, with 2026 set to see a transition from a buyer-favourable market towards a more stable, growth-oriented phase.”

John Mulryan, chief executive of Ballymore (UK), added: “The first phase is complete and 98% sold: clear evidence that what we’re creating is resonating.

“Brentford is one of London’s great towns and we’re proud to continue its regeneration, delivering not just new homes but the shops, leisure and public spaces that strengthen the town centre. With BSR [Building Safety Regulator] gateway 2 approval secured, we’re focused on progressing the next phase and building on strong foundations.”
