Property industry trainer Toby Martin has announced a full-day training event for estate and letting agents that will operate on a pay-what-it’s-worth pricing model, with no minimum ticket price.

No One Remembers Average (NORA) will take place on 28 May 2026 at Street Group’s headquarters in Manchester and is limited to 30 attendees. The programme will cover marketing strategy, video content and customer experience, structured around a fictional customer journey spanning nine months—from initial consideration through to completion.

Martin, a regular contributor to EYE, said the pricing model is intended to challenge conventional approaches to professional development costs.

He commented: “Most training days in this industry cost hundreds of pounds. And I understand why – good venues and good content cost money. But it also means the people who’d benefit the most are often the ones who can’t justify the expense. A junior negotiator with bags of ambition shouldn’t be priced out of a day that could change how they think about their career.”

Rather than offering discounts or tiered pricing, Martin has opted for a model in which every attendee receives the same experience and decides what it is worth to them.

“It’s not charity. It’s not a discount. It’s me backing myself to deliver a day that people will want to pay properly for. And it’s me saying that access to good training shouldn’t depend on your budget or your seniority. If you’ve got the ambition, you should have the access.”

The event – described by Martin as ‘part training day, part creative workshop, part stand-up show’ – covers practical, immediately actionable content designed for agents at any stage of their career. Attendees will build a content plan specific to their business, learn strategies that turn customers into brand advocates, and explore video content strategies from planning through to distribution.

Feedback from Martin’s previous training events has been notably strong. Attendees have described the experience as “an awakening of ideas,” with one noting they would “still be referring to this day in years to come.”

NORA is hosted at Street Group’s Manchester headquarters, with the company’s support. Attendees who choose to pay £75 or more will also receive access to Martin’s full on-demand video marketing course.

Martin, who operates under The Estate Agent Consultancy, has established himself as one of the property sector’s leading voices on using video and creative marketing to win instructions. A featured columnist for London Wallet and a regular speaker at industry events, he brings over 13 years of frontline property experience – from Saturday viewings to company director – to his training work.

“The name says it all,” said Martin. “No one remembers average. And too much of what our industry produces – the marketing, the content, the customer experience – is exactly that. This day is for agents who want to do something about it.”
