The Guild of Property Professionals has partnered with HomeLet and Let Alliance to provide lettings support for its members as regulatory changes take effect.

The new “Guild Lettings+” offering focuses on landlord protection, compliance, and additional income streams as the Renters’ Rights Act comes into force.

As compliance requirements increase and possession processes are expected to take longer, landlords face greater financial risk. Guild Lettings+ combines tenant referencing with rent guarantee cover to help reduce the risk of arrears and protect rental income.

With the Renters’ Rights Act expected to introduce additional procedural steps, income certainty is becoming a greater focus for landlords. The service is designed to help agents manage this risk by offering protection against missed payments, supporting compliance, and providing more consistent income cover for landlords.

It also allows agents to present risk management as part of their core service, as regulatory requirements across the lettings sector continue to expand.

Guild Lettings+ is intended to help agents increase income per tenancy by incorporating rent guarantee and tenant referencing into their core services. This can provide additional revenue streams, support landlord retention, and improve margins through agreed commercial terms.

The model also reflects a shift towards combining compliance requirements with income-generating services.

The offering includes use of the Vision+ tenancy management platform from HomeLet and Let Alliance. The platform includes automated notifications for utilities and council tax, along with tools for tenancy administration, aimed at reducing manual processes and supporting compliance.

HomeLet and Let Alliance operate within Barbon Insurance Group and have over 30 years’ experience in tenant referencing, rent protection and tenancy management systems.
